About the mortgage calculator
Estimate fixed-rate monthly payments, total interest, and payoff time from a home price, down payment, rate, and term. Add optional extra principal to see how much sooner the loan can be paid off.
How it works
The loan amount is home price minus down payment. Monthly payment uses standard amortization. Extra payments reduce principal each month and shorten the schedule.
What is included
Principal and interest only. Property tax, homeowners insurance, HOA dues, and PMI are not modeled.
Limitations
Assumes a fixed rate for the full term. Adjustable-rate loans, points, closing costs, and refinancing are out of scope. Results are educational estimates, not lending offers or financial advice.
